These Terms govern your use of the Serviced Accommodation Finance website and our finance-arrangement service. By using the site or submitting an enquiry you accept these Terms.

Our role

We are a finance arranger and introducer. We are not a lender and we do not provide financial, legal, tax or investment advice. We introduce borrowers to lenders and capital partners and help structure and place funding. Any finance is provided by, and on the terms of, the relevant lender.

No offer of finance

Information on this website, including indicative rates, loan-to-value figures, terms and example structures, is illustrative only. It varies by lender, asset and borrower and does not constitute an offer of finance or a commitment to lend.

Regulatory status

Serviced Accommodation Finance is a trading name of Lenzie Consulting Ltd, registered in England and Wales under company number 08174104, registered office Lynch Farm, Kensworth, Dunstable, LU6 3QZ. We are a finance arranger and introducer, not a lender, and we do not provide financial, legal or tax advice. Holiday let and serviced accommodation finance arranged for limited companies, investors and business borrowers is generally unregulated commercial lending that falls outside the Financial Conduct Authority's regulated-mortgage perimeter. Some lending, for example a holiday let secured on a property linked to the borrower's own home, can be a regulated mortgage contract; where a transaction would be a regulated mortgage contract or otherwise require FCA authorisation, we refer it to an appropriately authorised firm. Indicative terms, rates and loan-to-value figures are illustrative, vary by lender, asset and borrower, and are not an offer of finance.

Market data shown on region, county and location pages is drawn from published research including the Sykes Holiday Cottages Staycation Index, AirDNA short-term-rental analytics, VisitBritain and VisitEngland tourism data, the PwC UK Hotels Forecast and Colliers and Savills leisure research, reported at national or regional level and attributed to its source. It is provided for general context, may not be current or complete, and should not be relied on as the sole basis for any decision.

Liability

To the extent permitted by law, we are not liable for any loss arising from reliance on the website or from any finance arranged. Nothing in these Terms excludes liability that cannot lawfully be excluded.

Governing law

These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
